Website design for property managers

# Property management website design that *wins the next owner*

A property manager's website talks to two people at once: the owner choosing who should look after a rental, and the resident who needs to pay rent or report a leak tonight. We give each a clear door, linked to the software you already run. Owner pages, resident pages and your towns fit the Pro launch, a one-time $999 fee that waits until you approve a free first draft.

- Free first draft
- Fixed price from $499
- Pay only at launch

We usually recommend the [Pro launch](https://ciderwebsites.com/real-estate#prices): up to 15 pages, $999 once.

## What a property management company website needs

Two clear doors: owner services and fees as you price them, and rentals, rent and repair links for residents and applicants.

- **Two front doors, owners and residents** The first screen splits the visit: owners looking for a manager go one way, residents and applicants the other. Neither has to read the other's page to find what they came for.
- **Owner services and fees, as you price them** What you handle (leasing, rent collection, maintenance coordination, inspections, owner statements) and what it costs, written the way your management agreement states it. A short owner form asks the address, the kind of property and when it's free, and we never estimate what an owner will earn.
- **Rentals that stay current on their own** Your available homes live on the listings page AppFolio, Buildium or Rent Manager already publishes, and the site links to it from the header. A home you mark as leased drops off there at once, without waiting for a website edit.
- **Rent and repairs, one tap away** Pay rent, maintenance request and resident login buttons open your resident portal, next to a plain note on what counts as an emergency and the number to call for one. We link the portal; we never build a second place to pay.
- **Resident resources in plain words** How to apply and what you check, move-in and move-out steps, renters insurance if your lease requires it, and the answers your office gives every week, so the phone rings less and every applicant reads the same criteria.
- **Where you manage, and who licenses you** The towns and neighborhoods you manage in, in text search engines can read, and, where your state asks for them, the licensed business name, license number and office address in every footer.

## Sample sites we've designed

Sample sites for made-up businesses, designed to show what we do: open one on your phone and try it. On your site, booking and payment buttons open the tools you already use.

## The pages a property management company site usually has

- Home
- Owner services and fees
- Rental listings (linked from your software)
- Residents: pay rent, repairs and login
- Applying and moving in
- Service area
- About, licensing and the team
- Contact and owner inquiry

### Which plan fits

Owners and residents each need their own pages, and most managers also want the towns they cover spelled out, which soon outgrows a handful of pages; a manager with one building often fits the smaller launch. That's the **Pro launch**: up to 15 pages for $999, paid once when you launch.

### What we link

Listings, applications, rent, repair requests and owner statements stay in your property management software, and the site's buttons open its pages for residents, applicants and owners. Owners book an intro call through your Calendly, and if you move to new software we change the links.

- AppFolio
- Buildium
- Rent Manager
- Calendly
- Google Business Profile

## What to get right

- **Rentals typed onto the website** A rental copied onto a page is out of date the day it's leased, and applicants call about homes you no longer have. We link the live listings page your software publishes, so it's right without anyone remembering to edit it.
- **Fair housing slips in rental ads** Lines like "adults only" or "no children" state a preference the Fair Housing Act bars in housing ads (42 U.S.C. 3604(c)), and even "ideal for a couple" can read as one; some states and cities protect more, such as source of income. We keep the wording neutral, describe the home and the building, add an equal housing opportunity line to every page, and you approve every word.
- **No license or licensed name** In many states, managing rentals for other people takes a real estate license, and ads must name the licensed business. Texas also asks license holders to link two forms from the homepage: Information About Brokerage Services and the Consumer Protection Notice. We add what your state asks for, from the details you give us.
- **Owner pricing nobody can work out** "Call for a quote" sends owners to the manager down the street who shows a fee. If you'd rather not publish numbers, we say what's included and what's billed separately, in your words, and never promise an owner a rent or a return.

## How it works

Three steps, and most of the work is ours.

1. 5 minutes **Tell us about your business** The short form, or a chat with the team. Send photos, your logo, your menu: whatever you have.
2. 5 to 7 business days **Get your free first draft** Screenshots for computer and phone and a private preview link (2 to 3 business days with priority, overnight with rush). Ask for changes in plain words until it's right.
3. When you're ready **Approve, pay and launch** Pay the fixed launch fee only when you're happy. With the care plan, we put the site live on your domain and look after it; without it, we hand you the files to host yourself.

## Questions about property management company websites

**How much does a property management website cost?**

Most property managers choose the Pro launch: $999 once for up to 15 pages, enough for owner pages, resident pages and the towns you cover, paid only after you've approved a free first draft. One building or a short list of doors often fits the Website launch at $499. Hosting, your domain and 4 small edits a month are the optional care plan, $49 a month; without it, the finished site is yours to host. [See every price](https://ciderwebsites.com/real-estate#prices).

**Can residents pay rent through the website?**

Yes, through your resident portal: a Pay rent button on every page opens AppFolio, Buildium or Rent Manager, which takes the payment. The website never handles a payment or keeps bank details itself, so there's nothing new for you to secure.

**Will my rental listings update by themselves?**

They will as long as they live in your software. We link the listings page it already publishes, so a home appears when you post it and disappears when it's leased. Giving one building or a new lease-up its own page is an edit we make for you.

**Does my license need to be on the site?**

If your state licenses property managers, usually yes: the licensed name, the license number where it's required and any notices your state asks for. Tell us your state and your license details, and we place them in the footer of every page for you to check.

**Who writes the owner and resident pages?**

We write the words for every page, on every launch. We start from your management agreement, your resident handbook and a short call, and you approve every page, so the fees and policies on the site match the ones you actually use.

**Will owners find us when they search for property management nearby?**

A page for each area you manage, your office details the same everywhere and fast pages on a phone all help, but nobody can promise a place in search results. Month-to-month search work is what SEO & AEO care on the care plan is for.
