Buying & selling
Every move is different, but the steps rarely are. Here's how we'll work together, and what happens when.
Coffee at the office or a video call. We talk about where you'd like to live, what matters in a home, your timing and your budget, and we explain how a buyer agreement works before you sign anything.
A pre-approval letter tells you what you can comfortably borrow and shows sellers you're ready. We'll give you the names of three local lenders; who you choose is entirely up to you.
We send new listings that fit the day they appear, book the showings, and walk the block with you: where the afternoon sun falls, how far it is to the school bus or the ferry.
We pull recent sales nearby so you can decide what to offer, and talk through the terms that matter to sellers besides price: dates, contingencies, the deposit.
Ellen keeps the calendar: inspection, appraisal, insurance, the final walk-through. You get one weekly email that says what's done and what's next, until we hand you the keys.
We visit, look at the home the way a buyer will, and bring a written market analysis of recent nearby sales. You'll see how we arrived at a suggested range, not just a number.
Paint, a deep clean, a handful of repairs: we tell you what's worth doing and what isn't, and we know the painters and cleaners who'll actually show up.
A professional photographer, a measured floor plan and a written description. The home goes live on a Thursday with an open house that weekend.
We collect what buyers' agents say and pass it on the same day. When offers come in, we lay them side by side so you can compare more than the price.
Ellen coordinates the inspection, appraisal and title work, and keeps you, the buyer's agent and the closing office on the same page through to closing day.
Home valuation
Online estimates can't see your new kitchen or the view from the back porch. Tell us about your home and one of us will prepare a written market analysis from recent sales nearby, usually within two business days.
We have your request.

Neighborhoods
Choose a neighborhood on the map or the list for our notes on it: what it's like to live there, and what our clients tell us they love.
Steep streets · Victorians · the ferry
Steep, narrow streets of painted Victorians and brick colonials above the harbor. The ferry landing is a ten-minute walk downhill (the walk back up is the neighborhood's workout).
Our team
You'll have one lead agent from first coffee to closing, with the rest of us covering showings, paperwork and the weekends.
Team lead · Listings
Grew up on Thistle Hill, started the team in 2014, and still does every pricing walk-through herself.
Buyers · First homes
A former high school math teacher, so expect patient answers and a spreadsheet if you'd like one.
Listings · Launch weeks
Runs photography, floor plans and open houses; knows which window to stage at which hour.
Buyers · Bayliss Shore
Lives a block from the beach road and knows which basements stay dry after a nor'easter.
Transaction coordinator
Keeps the dates, the documents and the weekly update email; the reason closings here are calm.
How we work
If a home is overpriced or a street floods, we'll say so. We can't promise a price or a date; we can promise to tell you what we see.
Before we work together, buyers and sellers get a written agreement that spells out our fee and what it covers. No surprises at closing.
Messages before 6 pm get a reply that day, from a person on the team, seven days a week.
Questions
Something we haven't covered? Call, text or send a note: whoever's in the office will answer.
Not for your first few tours. But in a busy week sellers often ask to see a pre-approval letter with an offer, so we suggest talking to a lender early. We'll share the names of three local lenders; you're free to use anyone.
From recent sales of similar homes nearby, adjusted for condition, size and the things that matter on your street. You decide the price; we show you our reasoning in a written analysis so you can decide with confidence.
Our fee is agreed with you in writing before we start, for buyers and sellers alike, and it's usually paid at closing. We'll walk you through the agreement line by line at our first meeting.
Often, yes. There are a few ways to do it, from a contingent offer to a bridge loan your lender may offer. We'll lay out the trade-offs and help you pick the order that suits your family.
The homes on this page are a handful we're featuring this week. The full search covers every home listed in the valley, and it's the same data the portals use, usually updated sooner.
